Tree Tops Bungalow and Manor House Nursing Home, Coleby
Acting on behalf of Administrators Deloitte LLP, Banks Long and Co have sold Treetops Bungalow in the popular cliff side village of Coleby.
The two bedroom bungalow which is in need of modernisation and refurbishment was sold to private developers who we understand are intending to carry out the required works before selling it on later this year.
The property and adjacent nursing home ‘The Manor House’ have been on the market since towards the end of last year, when the nursing home was closed and the residents moved to alternative homes.
The properties have been available for sale either individually or as a pair. The Grade II Listed manor House is a particularly attractive stone building that would convert easily into a beautiful family home and there has been considerable interest in the property. A sale has been agreed subject to planning for this change of use.
James Butcher a partner at the firm dealing with the sales said ‘ whilst we have been marketing the properties targeting both existing nursing home operators as well as residential buyers, as we anticipated, it quickly became apparent that with the move in the care home sector towards the corporate operators, which has meant that the smaller independent nursing and care homes have struggled to remain in the market as occupancy level fall to unsustainable levels, the likely purchaser of the Manor House and Treeptops will be looking at conversion back into dwelling houses and this has been borne out by this sale and the sale agreed of the Manor House.’
